Maximizing Revenue and Control for Wireless Site Landlords

TLFPC Firm Snapshot

Telecom Law Firm is one of only a few law firms in the U.S. with both legal and radio frequency engineering expertise.

Knowing the law and the technology is what sets us apart from most law firms.

TLFPC was founded in 2006 when Jonathan was admitted to practice law in California. His wireless siting experience dates back over 18 years and thousands of wireless siting issues, matters, and cases.

As a radio frequency engineer, tower siting expert, and later as an attorney, Jonathan has advised hundreds of governments about wireless siting matters, lease terms, radio frequency emissions safety, wireless regulations and ordinances, and more.

You want a cell phone company to place their tower on your property? You're not alone!

Most often, if you can reach the right person at the cell phone company, you'll hear, "Don't call us...we'll call you!"

Read this page to avoid getting seriously ripped off!

Wireless firms virtually NEVER respond to private landlords approaching them to place a tower on the landlord's property.

If they have not approached you, the odds of getting them to have any interest in your property are very, very poor...in most cases (but keep reading).

Why?

Because most often the wireless company makes it siting decision based on their radio frequency cover or network capacity needs. That information is usually kept secret. (They don't want their competitors to know where they are going!)

You can increase your odds of getting a wireless firm to locate at your property in a few selected instances. For example, religious institutions (churches, for instance) and non-profit organizations can call on specialized expert tower management firms that have established trust relationships with the carriers. In California, one leading and respected firm in this market segment is TowerSeekers.

Other than the relatively few respected and specialized firm working in niche markets, individual landlords are going to find that the doors to the wireless companies are extremely well locked and guarded..

But you're saying, "Wait just a minute there, Kramer! There are firms that advertise that they can help get cell phone companies to place their towers on my property!"

Sure, I have seen those very same advertisements. They offer to 'list' your property and 'market' it to the wireless comanies...for an up-front fee! Or they make you buy their e-book allegedly telling you how to lease your property to wireless firms as part of their listing deal. In my opinion, this type of money-up-front scheme quite possibly a rip-off, and it may even be illegal if they are not property licensed in you state.

You'll find that the truly few firms that 'do it right' and 'do it honestly' (such as TowerSeekers) don't charge the landlord any fees until and unless they are successful in their quest to have a cell company come to the landlord's property.

I wish I possessed the magic formula that would all me to be able to attract any cell phone company to any particular property. Alas, I don't.

I'll just stick what I do best: Maximizing Revenue and Control for Wireless Site Landlords Through Carefully Crafted and Negotiated Wireless Site Leases.
